Demolition of Buildings

The Building Act 1984 contains provisions that enable Local Authorities to control demolition works to ensure public safety is maintained and that adjoining buildings are made good on completion of the work. A notice of conditions is issued by the Local Authority to ensure work is undertaken to achieve these aims.

Section 80 of the Act places an obligation on anyone intending to demolish a building to give notice to the Local Authority and to provide copies to;

  • Gas utility service provider
  • Water utility service provider
  • Electricity utility service provider; and
  • Adjoining owner/ occupier
